A Homeowners' Association (HOA) is a legal entity created by a real estate developer for the purpose of developing, managing and selling a community of homes. It is given the authority to enforce the covenants, conditions, and restrictions (CC&Rs) and to manage the common amenities of the development.Generally accepted as a voluntary association of homeowners gathered together to protect their property values and to improve the neighborhood.  Most homeowners' associations are non-profit corporations, and are subject to state statutes that govern non-profit corporations and homeowners' associations.

Belle Terre Lakes HOA was created by Belle Terre Land, LLC.  As a corporation registered with the state of Louisiana, St. John the Baptist Parish, it has the legal rights and obligations as specified in the Articles of Incorporation, dated August 2, 1996.  The board of directors of the corporation have duty to assure and maintain a uniform quality of improvements in the subdivision, enforce the declarations and covenants, care for the common HOA property in a neat and acceptable manner, pay taxes by the corporation, pay all expenses associated with its judgements to fulfill its obligations to maintain the property in the best interest of the residences of Belle Terre Lakes, set and collect assesssments necessary to meet the HOAs obligations, purchase public liability insurance, do and perform any and all acts which may be either necessary for or incidental to the excercise of any of the foregoing powers, or for the peace,health, comfort, safety or general welfare of the homeowners (set and perform policies).
